The aim of this sauna house was to create a private and comfortable retreat where quality construction, warm materiality and carefully considered technical solutions work together towards one clear purpose: to give people a place they want to return to. A place to slow down, spend time with family and friends, and enjoy silence, warmth, water and space.

The completed sauna house is not simply a separate building in the garden. It is a complete lifestyle space that includes a steam room, washing area, toilet, technical systems, terrace, shelter and hot tub area. Every part of the solution was designed so that the sauna could be used comfortably throughout the year.

The building was constructed on a strong and well-planned foundation. The base was filled with crushed stone in several fractions, the floor was insulated with 200 mm EPS insulation, reinforced with a double layer of 8 mm steel mesh and finished with a poured concrete slab, which was later polished. The walls were built from Bauroc 150 blocks and finished externally with a render system and a black colour solution, giving the sauna house a calm, modern and architectural appearance.

Inside, both thermal performance and the right sauna atmosphere were essential. The sauna was insulated internally with PIR boards, followed by battens and thermally modified cladding. Thermally modified aspen was used in the steam room, while thermally modified pine was used in the anteroom. Additional insulation and foil were added to the steam room ceiling to ensure that the space performs correctly from a technical point of view and retains heat efficiently.

At the heart of the steam room is an 18 kW Grilt’z sauna heater. The heater output was selected with the glass door and window in mind, as both require additional capacity to ensure that the steam room reaches the desired temperature reliably and comfortably. The chimney penetration was completed using a sandwich pipe system. The sauna bench was custom-built from thermally modified aspen, using special 28 × 95 mm bench boards.

The steam room floor was tiled with 10 × 10 cm tiles, with slopes formed to direct water into the floor drain. Hot and cold water were brought into the room, and taps were installed to allow water to be taken or used for rinsing. In the washing area, large-format 60 × 120 cm porcelain tiles were used, waterproofing was completed and electric heating mats were installed to keep the floor warm and comfortable underfoot.

The shower solution includes a ceiling-mounted rainfall shower, a handheld shower and a push-button system for switching between modes. LED lighting and a television were also installed. The technical control units for the lighting were placed in a separate panel in a cooler room to ensure system reliability and prevent overheating.

The sauna house includes supply and extract ventilation, with fan-assisted solutions where needed, its own toilet and a boiler for hot water. Electricity and water supply are connected from the main house. The roof was finished with a Click seam metal roofing system.

Outside, a shelter and terrace were built to extend the sauna experience from indoors to the outdoor area. The hot tub area was paved with concrete pavers to make the space clean, durable and comfortable to use. The hot tub drainage was connected to the stormwater drainage system.

The result is a private sauna complex where technical quality and emotional value are in balance. It is a place where a morning can begin with a quiet coffee on the terrace and an evening can end with hot steam and a relaxing soak in the hot tub. A place that does not simply add square metres to a home, but creates moments that are truly remembered.

The Lepiku 7 project in Jõhvi is an example of a comprehensive reconstruction project, where an essentially new, modern and energy-efficient two-storey residential building was created on the basis of the existing load-bearing external walls. This was not a standard renovation, but a complete redevelopment aimed at transforming an old building into a functional, durable home that meets contemporary standards.

During the works, the entire interior of the building and the old roof structure were dismantled, preserving only the existing load-bearing external walls. A new structural solution was then built for the building, with specially ordered load-bearing roof trusses forming its central element. This made it possible to create a new second floor, adding significantly more usable space, natural light and spatial quality to the home.

A key part of the project was improving the building’s energy efficiency in line with KredEx requirements. The façade was insulated with 150 mm mineral wool and finished with timber cladding. The roof structure was insulated with 400 mm of insulation, and a proper vapour barrier was installed. The intermediate floor structures were also insulated to improve both thermal performance and sound insulation between floors. The result is a reconstructed residential building that meets the expectations of a modern energy-efficient home.

All technical systems in the building were completely renewed. A new water supply and sewerage system was installed, new electrical cabling was laid, and an internal heating unit was built. The previous central heating solution was replaced with a modern underfloor heating system, with the pipework installed inside the new concrete floors. This ensures an even indoor climate, everyday comfort and a more energy-efficient heating solution.

During the interior finishing stage, new stud and plasterboard walls were constructed, a complete cycle of painting works was carried out, and stretch ceilings were installed. In wet rooms, waterproofing and tiling works were completed. One of the key interior elements was the fireplace system together with the chimney solution, which was installed in accordance with the required standards and later received an official occupancy approval after expert inspection.

As part of the external works, the façade was fully reconstructed, and a new concrete perimeter platform was built around the house to help direct rainwater away from the building and protect the foundation. The entire project was carried out in accordance with the conditions of the KredEx reconstruction grant. As a result, the building officially received its occupancy permit and was handed over in a fully renewed form.

Lepiku 7 is a strong example of how an old building can be given a new life through thoughtful design, proper construction and modern technical solutions. The result is a contemporary, energy-efficient and fully reconstructed home that combines the value of the existing building with the quality of a new residential property.

The architecture of Narva mnt 133 is contemporary, restrained and distinctly Nordic in character. The exterior combines a light rendered façade, natural wood and dark-toned accents, giving the whole development a timeless and dignified appearance. The choice of materials creates a balance between a modern line, warm character and lasting quality.

The development consists of six two-storey row house units with an area of approximately 121.8–124.6 m². Each home is designed so that the first floor brings together the shared moments of everyday life, while the upper floor offers more privacy, calm and space for personal retreat.

The homes include an open kitchen and living area, a sauna room, several bedrooms and practical utility and household spaces. Depending on the unit, the layout includes 3–4 bedrooms, and some homes also feature a walk-in wardrobe or an additional room that can be adapted to the residents’ lifestyle and needs.

A comprehensive capital renovation was carried out at Kivi 5 in Jõhvi, during which the building envelope, technical systems, communication networks, and the entire interior finishing were fully upgraded. The aim of the works was to bring the building’s technical condition and usability up to a modern standard and to create a complete, well-finished, and immediately ready-to-use living environment.

As part of the exterior works, the façade was renovated by repairing the existing surfaces, carrying out full filling works, and completing the final painted finish. The old asbestos cement roof was removed and replaced with a new metal roof. In addition, new eaves trims, drip edges, and rainwater downpipes were installed, and additional roof ventilation outlets were constructed.

All main technical systems were fully renewed, including water supply, sewerage, electrical, and heating systems. The entire building’s piping, main risers, and internal plastic sewer lines were replaced. As part of the electrical works, new wiring was installed throughout the building, and new sockets, switches, and electrical panels were installed in the apartments. A new central main distribution board for the entire building was also built and configured. The heating system was likewise fully reconstructed, with new radiators installed and the main heating substation in the basement replaced together with a new floor-by-floor distribution system.

Modern communication and IT solutions were also implemented throughout the building. Data cables were installed in every room, Wi-Fi readiness was established, and routers were installed and configured. A separate Wi-Fi network was created for each apartment, ensuring a modern and convenient connectivity solution.

As part of the interior works, new plasterboard partition walls were built, corridor floors were prepared, and a new concrete layer was cast. A full cycle of painting works was carried out, including filling, priming, and painting. Ceramic tiles were installed in wet rooms and in common-use corridors. The stairwells were also refurbished, and the stairs were painted with a special wear-resistant coating.

New sanitary fixtures, including toilets and washbasins, were installed in the apartments, and the kitchens were fully fitted out with kitchen furniture and appliances. In addition, apartment-based ventilation systems were built and commissioned.

During the final finishing stage, curtain rods were installed and the apartments were fully furnished with new furniture. All apartments and common areas have been cleanly finished, furnished, and are ready for immediate use.

Kivi 5 is an example of a comprehensively reconstructed apartment building where construction quality, modern technical systems, and practical interior finishing solutions form a unified and durable whole.

At Narva mnt 117, a complete construction project was carried out for one unit, from preparatory works through to completion and the procedures required for applying for the occupancy permit. The project was based on the preparation and processing of the detailed spatial plan, the preparation of the construction design documentation, and the application for and receipt of the building permit, which created the basis for implementing the development.

The construction process began with soil and foundation works. Existing soil was removed, a crushed stone base was built, and the sub-base was compacted and levelled. A strip foundation was then constructed, the necessary waterproofing works were carried out, underfloor insulation was installed, and the foundation slab was prepared and poured.

The unit’s load-bearing and external walls were built from Aeroc blocks that meet A-energy-class requirements. Roof rafters were then installed and a metal roof covering was constructed. The façade was finished with filling and painting, giving the building section a contemporary and clean appearance.

In terms of technical systems, the water and sewerage piping was built out, and underfloor heating pipes were installed and integrated into the floor slab structure. This ensured a modern and energy-efficient technical solution for the unit.

During the interior works, internal walls were built using plasterboard structures, all necessary filling and painting works were completed, and vinyl parquet and laminate flooring were installed in the living spaces. Waterproofing was carried out in wet rooms and the corridor, and ceramic tiles were installed. As a special work, a custom metal staircase was designed, manufactured and installed, with its details welded, painted and assembled on site.

In addition, the necessary landscaping and paving works were carried out in the outdoor areas belonging to the unit to ensure a complete and ready-to-use solution. In the final phase of the project, the documentation and procedures required for applying for the occupancy permit were completed, and the finished building section was officially taken into use.

Narva mnt 117 is an example of a fully implemented unit construction project, where the entire process — from preparation and design to interior finishing, technical systems and outdoor areas — forms a unified and high-quality whole.

Among the pine forests of Laulasmaa, our team completed a contemporary and complete living environment. This was a turnkey project in which we carried out every stage, from the first excavation to the installation of the final kitchen cabinet.

At the Laulasmaa property, a complete construction project was carried out, from foundation and earthworks to interior finishing, custom furniture and the completion of additional buildings. During the project, a strong and carefully considered construction whole was created, where all main structures, technical systems and finishing solutions were implemented according to the design.

The works began with foundation and ground improvement works. The foundation excavation was carried out, the sub-base was filled, levelled and compacted, and a slab foundation was built. Already at this stage, underfloor heating pipes were installed inside the foundation, and the main sewerage and water pipe distribution was constructed to ensure a functional and well-planned technical base for the building.

During the shell construction stage, the building’s external and internal walls were built from Fibo blocks, and the roof structure with rafters was constructed. This resulted in a complete and high-quality solution for the building’s load-bearing structures and main volumes.

In terms of technical systems, the electrical system was fully built out, the ventilation system was designed and installed, and the water and sewerage systems were completed. This ensured modern, reliable and everyday-use technical solutions for the building.

During the interior finishing stage, plastering and filling works were carried out, walls and ceilings were painted, and a clean interior finish was completed according to the solutions specified in the project. The result is a finished and complete interior where construction quality and aesthetic outcome form a unified whole.

As an important part of the project, kitchen furniture and other interior furniture were produced for the property, followed by professional installation and adjustment. This made it possible to connect the construction and furnishing solutions into one well-functioning whole.

In addition to the main building, terraces and balconies were built, and a separate sauna house, or auxiliary building, was constructed from scratch. As a result, the Laulasmaa property became a complete living environment, where all important outdoor structures and additional functions were completed alongside the main building.

The Sutlema renovation project is a good example of how an older section of a semi-detached house can be transformed into a contemporary, comfortable and energy-efficient home. The work began with thorough demolition to give the building a new beginning and create a well-functioning layout for modern living.

In this project, we prioritised thermal performance and high-quality execution. The building façade received a 300 mm insulation layer, and the attic was insulated with 400 mm of wool, ensuring very good energy efficiency, lower heating costs and a pleasant indoor climate throughout the year.

The technical solutions were also fully brought up to modern standards. The previous heating system was replaced with underfloor heating, the electrical system was renewed, and the entire spatial solution was adapted to make the home as comfortable, logical and functional as possible.

After the demolition works, a new spatial layout was built using plasterboard structures, resulting in spacious and light-filled rooms. In the interior finishing, attention was paid to a clean and high-quality final result, so that the home would be ready for furnishing and immediate use.
