Kivi 5, Jõhvi — complete reconstruction of a 96-apartment building

A comprehensive capital renovation was carried out at Kivi 5 in Jõhvi, during which the building envelope, technical systems, communication networks, and the entire interior finishing were fully upgraded. The aim of the works was to bring the building’s technical condition and usability up to a modern standard and to create a complete, well-finished, and immediately ready-to-use living environment.

As part of the exterior works, the façade was renovated by repairing the existing surfaces, carrying out full filling works, and completing the final painted finish. The old asbestos cement roof was removed and replaced with a new metal roof. In addition, new eaves trims, drip edges, and rainwater downpipes were installed, and additional roof ventilation outlets were constructed.

All main technical systems were fully renewed, including water supply, sewerage, electrical, and heating systems. The entire building’s piping, main risers, and internal plastic sewer lines were replaced. As part of the electrical works, new wiring was installed throughout the building, and new sockets, switches, and electrical panels were installed in the apartments. A new central main distribution board for the entire building was also built and configured. The heating system was likewise fully reconstructed, with new radiators installed and the main heating substation in the basement replaced together with a new floor-by-floor distribution system.

Modern communication and IT solutions were also implemented throughout the building. Data cables were installed in every room, Wi-Fi readiness was established, and routers were installed and configured. A separate Wi-Fi network was created for each apartment, ensuring a modern and convenient connectivity solution.

As part of the interior works, new plasterboard partition walls were built, corridor floors were prepared, and a new concrete layer was cast. A full cycle of painting works was carried out, including filling, priming, and painting. Ceramic tiles were installed in wet rooms and in common-use corridors. The stairwells were also refurbished, and the stairs were painted with a special wear-resistant coating.

New sanitary fixtures, including toilets and washbasins, were installed in the apartments, and the kitchens were fully fitted out with kitchen furniture and appliances. In addition, apartment-based ventilation systems were built and commissioned.

During the final finishing stage, curtain rods were installed and the apartments were fully furnished with new furniture. All apartments and common areas have been cleanly finished, furnished, and are ready for immediate use.

Kivi 5 is an example of a comprehensively reconstructed apartment building where construction quality, modern technical systems, and practical interior finishing solutions form a unified and durable whole.
