Project overview<\/h2>\n\n\n\n

The Narva maantee 138 project started as a property intended for sale, but during the construction process the client decided to turn it into a home for his own family. This decision brought several important changes to the layout and overall concept of the building.<\/p>\n\n\n\n

What was originally planned as a single-storey house became a modern one-and-a-half-storey private home, combining spacious shared living areas with more private family zones. The result is a carefully planned home where technical quality, everyday comfort and architectural character work together as one complete solution.<\/p>\n\n\n\n

Structure and foundation<\/h2>\n\n\n\n

A high-quality home begins with the groundworks. As the plot had a 40 cm layer of clay soil, it was fully removed to create a stable base for the building.<\/p>\n\n\n\n

For the foundation, an 800 mm crushed-stone base was constructed using several fractions, from 32\u201364 down to 8\u201316. Insulation was then installed, followed by a massive 300\u2013350 mm reinforced concrete slab. This created a strong and durable base for the entire house.<\/p>\n\n\n\n

The load-bearing walls were built from Bauroc 375 Hard blocks. To increase structural strength and rigidity, every fourth row was reinforced with 16 mm steel reinforcement instead of standard Murfor strips. This solution provides the building with additional stiffness and long-term stability.<\/p>\n\n\n\n

Self-supporting roof trusses were used for the roof and intermediate ceiling structure. This allowed the creation of a spacious living room with a double-height \u201csecond light\u201d area. A 400 mm layer of wool insulation was installed between the trusses to improve thermal performance.<\/p>\n\n\n\n

Technical systems and energy efficiency<\/h2>\n\n\n\n

The house was designed with low running costs and a comfortable indoor climate in mind.<\/p>\n\n\n\n

The heating system is based on a 12 kW air-to-water heat pump with a 240-litre tank. The entire ground floor is equipped with a 12-circuit water-based underfloor heating system, ensuring even and comfortable heat distribution.<\/p>\n\n\n\n

The ventilation solution is based on a Flexi 3 mechanical ventilation system, which was configured specifically according to the parameters of this house. This supports a stable and healthy indoor climate throughout the building.<\/p>\n\n\n\n

A self-cleaning water filtration system was also installed. The system was selected based on laboratory water analysis, helping to ensure drinking water quality and protect integrated taps and technical equipment from limescale.<\/p>\n\n\n\n

Special attention was also given to the electrical and lighting solutions. The LED lighting power supplies were placed in a separate cooled distribution board. This reduces maintenance issues above the ceilings and helps extend the service life of the equipment.<\/p>\n\n\n\n

Layout and interior design<\/h2>\n\n\n\n

The total area of the house is approximately 150 m\u00b2, including around 120 m\u00b2 on the ground floor and a 30 m\u00b2 office on the upper level.<\/p>\n\n\n\n

The heart of the home is the living room, where the double-height \u201csecond light\u201d area and triangular windows create a spacious, bright and architecturally distinctive interior.<\/p>\n\n\n\n

The layout includes a master bedroom with a private walk-in wardrobe and bathroom, as well as two children\u2019s rooms. This creates a practical balance between shared family spaces and private areas.<\/p>\n\n\n\n

All furniture in the house was made to order by our furniture craftsmen. The kitchen, wardrobes, TV area and bathroom furniture were designed specifically for this home. A high-quality fingerprint-resistant Cashmere Grey acrylic material was used, giving the interior a clean, modern and refined appearance.<\/p>\n\n\n\n

The house also includes several smart interior solutions, such as hidden doors to the storage room and playroom. These blend into the wall surfaces and help keep the overall interior visually clean and consistent.<\/p>\n\n\n\n

Terrace, garage and sauna complex<\/h2>\n\n\n\n

The house includes a 50 m\u00b2 covered terrace, protected from the wind by specially designed walls. This creates a comfortable and private outdoor area that can be enjoyed in different weather conditions.<\/p>\n\n\n\n

In addition to the main house, a separate Bauroc-block garage was built with a washing area and an independent boiler. The floors were finished with a durable and easy-to-maintain epoxy coating, suitable for technical and high-usage areas.<\/p>\n\n\n\n

Together, the house, terrace, garage and sauna complex form a complete living environment where comfort, technical quality and practical functionality support one another.<\/p>\n\n\n\n
